Rent Your Resort

About the process

How does the rental process actually work?

Once you fill out the welcome form, we review your account details — points balance, home resort, and reservation access — to confirm your eligibility. If you qualify, we enroll your points and begin actively marketing your availability to our network of qualified guests.

When a guest selects matching dates, we handle the reservation, coordinate check-in, and manage all guest communication from booking through checkout. You’re not involved in any of that.

At the close of each rental month, we tally your completed bookings and your earnings go out by direct deposit, typically around the middle of the following month — no invoices, no follow-up required.

About the process

What do I actually have to do after I sign up?

Very little. That’s the point. Once you’ve completed enrollment, the program runs without requiring your ongoing involvement. We market your points, field guest inquiries, manage bookings, and coordinate reservations — all without pulling you back in to approve each step.

What you won’t need to do: handle guest questions, manage listing platforms, negotiate pricing, or chase payments. That’s all on us.

You’ll mostly hear from us when there’s something to share, like a payout.

Fees and payouts

Do I have to pay anything upfront?

No. There are no upfront fees, setup fees, listing fees, or monthly management fees of any kind. Our program is entirely performance-based — we only earn when your points generate a completed rental.

If no rental occurs in a given period, you owe nothing. Not a retainer, not a service fee, nothing. This isn’t a promotional offer — it’s how we’re built.

What’s the fee structure?

We operate on a performance-based model. When your points generate a completed rental, we retain a percentage of the rental proceeds and you receive the remainder as your payout. The only time money changes hands is when a rental closes.

The specific percentage is discussed during your enrollment conversation and can vary based on account details and program tier. Founder-tier owners have specific terms confirmed at enrollment.

How long until I get paid after a rental?

Rentals that close within a calendar month are tallied at month end. Your earnings then go out by direct deposit, typically around the middle of the following month — automatically, with no invoice or follow-up needed on your end.

For example: rentals completed in March are typically deposited in mid-April — a rhythm predictable enough to plan around. Payout amounts rise and fall with season and demand, peaking in high-demand travel periods. Exact amounts and dates vary, so treat both as estimates rather than promises.

What happens if my points don’t rent?

Nothing. You owe us nothing.

There are no monthly fees, no retainer, and no penalty for slow rental periods. The program is entirely performance-based — we only earn when you do. If demand doesn’t materialize in a given month, that risk is ours, not yours.

Your ownership and points

Is my timeshare ownership at risk if I rent through you?

No. Enrolling your points does not affect your ownership rights, your deed, your home resort access, or your standing with your timeshare company. You remain the owner of record throughout the program.

What we access is your points inventory — specifically the unused availability you authorize us to market. Your ownership is legally and practically unchanged. If you have concerns about how your timeshare agreement treats third-party rental arrangements, we’ll address those during your enrollment review before any commitment is made.

Can I still use my timeshare for personal travel?

Yes. The program works around your personal usage, not against it. When you enroll, we work with you to understand which periods you want to hold for personal use and which availability you’re open to renting. We don’t assume access to 100% of your points.

Often, the points you’ve been letting expire or go unused are enough to rent out — without touching the periods you actually want for personal travel.

What if my resort has rental restrictions?

This is one of the first things we review during your enrollment process. Some timeshare programs and home resorts have policies that limit or govern how points can be used by third parties. We evaluate each account individually — there’s no blanket policy that disqualifies all restricted accounts, and none that clears them automatically.

We’ll assess your specific program rules, resort policies, and ownership agreement to determine what’s workable. We won’t enroll you if we can’t deliver results within the boundaries of your agreement.

Brands and resorts

What timeshare brands and resorts do you work with?

Right now we work only with Wyndham timeshare points.

Even within Wyndham, accounts differ in how their points and rental rules are set up. The most accurate answer to “does my account qualify” is the one we give you after reviewing your details. The form takes just a few minutes.

Can I rent my Wyndham timeshare points through you?

Yes — Wyndham points are what we work with. Wyndham’s points-based system is well-suited to the rental model we operate. Owners with Wyndham Club Access, Wyndham Rewards points, or ownership at a Wyndham-affiliated resort can fill out the welcome form to begin the review process.

Founder-tier enrollment — which carries specific terms and the highest estimated average payout in the program — is available to qualifying Wyndham owners who join early.

Getting started

I heard about Rent Your Resort from a friend — how do I get started?

The same way every owner does: fill out the welcome form. It doesn’t matter whether you came through a referral, a company rep, or a search — the process is the same. No referral code or special link needed.

The form takes a few minutes. From there, our team reviews your account and reaches out soon to walk you through the program and confirm your eligibility. You’ll speak with a real person — not an automated sequence.

Getting started

What happens after I fill out the form?

Soon after, a member of our team will reach out to schedule a brief review of your account. During that conversation, we’ll confirm your ownership details, assess your eligibility, explain the fee structure for your specific account, and answer any questions you have. No pressure to enroll on that call.

If your account qualifies and you decide to move forward, we’ll walk you through getting started. If it doesn’t qualify — for any reason — we’ll tell you clearly rather than leaving you in a follow-up loop. The form is the start of a real conversation, not an entry into a sales funnel.
